A consulting practice built around one overlooked space

Nolxuni was founded on a simple observation: the rooftops of Santiago's residential buildings hold significant potential that goes almost entirely unrealized. We exist to change that — one building at a time.

Side-by-side comparison of a residential rooftop before and after terrace transformation in Santiago

Started with a question nobody was asking

When walking through Santiago's residential neighborhoods, you notice the same pattern repeated across every building: rooftops crowded with HVAC equipment, unused drainage infrastructure, and no human presence whatsoever.

Meanwhile, residents in the same buildings pay significant maintenance fees for shared amenities — gyms, pools, lobbies — while an entire floor of potential community space sits locked and forgotten above them.

Nolxuni was created to provide the technical and design expertise needed to unlock that space in a way that is structurally sound, aesthetically considered, and financially justified for condo committees to approve.

Multidisciplinary by design

Rooftop terrace projects require expertise across several domains at once. Our consulting model integrates those domains from the start.

Structural Engineering

Every engagement begins with a qualified structural engineer assessing the building's load capacity. This is non-negotiable — it defines what is safe and what is possible before any design work begins.

Landscape Architecture

Rooftop microclimates — wind exposure, intense direct sun, temperature extremes — require a different approach to planting than conventional gardens. Our landscape specialists understand these conditions.

Community Design

A rooftop terrace serves an entire building community. We consider how different resident groups — families, older adults, working professionals — might use the space and design for inclusive, practical utility.

Technical Documentation

We understand that condo committees operate through formal assembly processes. Our deliverables are structured to meet those governance requirements — not just to describe a design, but to justify an investment.

How we work

Transparency first: We present what is structurally feasible before discussing what is desirable. Committees deserve honest information, not optimistic projections.
Neutral guidance: We explain trade-offs between different design approaches so committees can make informed decisions that reflect their building's specific needs and budget.
Maintenance realism: Every specification we make considers ongoing maintenance costs, not just installation costs. A beautiful terrace that becomes unmanageable is a failed project.
Building-specific solutions: No two rooftops are the same. Structural conditions, orientation, wind exposure, and community composition all vary. We don't apply templates.
